Real Estate Transaction Services
Below is a list of services that will be provided. Please note that services can be customized to each agent and this is a basic outline
Seller Services (Tier 1)
Signed listing contract to live listing
- Contact Seller to introduce us and explain how Pro Transaction Services work
- Set up client / agent portal in management software and give access to file
- Create new Dotloop folder and add client and agent info
- Collect all signed docs and upload to loop
- Ensure all disclosures and addendums filled out completely and uploaded to file
- Cross check MA Lead Safe website for any lead reports and print page for file
- Enter new listing into MLS and notify agent to review information and add/edit public remarks – Do Not Post
- Schedule photos with client & photographer and notify agent of day & time
- Receive photos and resize for MLS, & Zillow
- Send draft version of MLS to seller after agent approval. Allow seller to review for any errors
- Upload photos to MLS, and Zillow
- Upload any docs, addendums and disclosure to MLS
- Notify agent that MLS is all set and they can post when they are ready
Tier 1 – $250 (50% to be paid upfront to start file)
Accepted Offer to Closing (Tier 2)
- Contact Seller to introduce us and explain how Pro Transaction Services work
- Collect all contracts, addendums & disclosures and ensure fully executed by all parties
- Enter all important dates into calendar and share with listing agent calendar
- Review and/or set up new Dotloop file and ensure all docs are uploaded.
- Add all appropriate parties to Dotloop file
- Send Seller(s) intro email with expectations outline and next steps
- Confirm with buyer and agent inspection schedule
- Notify seller and listing agent of inspection day & time
- Coordinate with all parties and circulate transaction sheet with all contract details
- Ensure buyer sends deposit to appropriate escrow company
- Set up client / agent portal in management software and give access to file
- Confirm inspection negotiations have been completed and update parties of any changes
- Confirm appraisal ordered and notify seller and list agent of day & time
- Follow up with Purchase and Sales and make sure it’s completed
- Upload P&S for client signatures
- Ensure additional deposit amount and sent to appropriate escrow
- Confirm mortgage commitment on track
- Remind seller to schedule smoke inspection with city/town
- Remind seller and agent to obtain any final readings
- Create and circulate commission bills
- Confirm lender has clear to close
- Schedule closing day, place & time with closing attorney, client, lender and agent
- Confirm property is on record & commission has been received / mailed
