Rutland Area Real Estate Market Review

How does this year compare to how the market was last year at this time?

—–> 2017 YTD vs. 2016 January 1st to October 25th <—–

So far 74 homes have closed this year which is 2 more homes that sold for the same time period last year!  With almost 30 properties still pending and over two months left in the year, the Rutland area is showing signs of having a great year and that more and more people are moving to the town.

New construction homes seem to be picking up in town as the lack of inventory still hasn’t caught up to the buyers demand.

Although people are buying, those houses that are currently on the market have been for about 114 days on average which is just a slight improvement over last year.  There are a lot of factors that come into play with this number; is the home distressed?  Does it not show very well?  Is it being marketed correctly? And the biggest one – Is it priced right?

The homes that have sold, however, were on the market an amazing 50% less days on market than those that sold last year!!  The average sales price has increased by almost 4% bringing the average price up to $313,891 vs $302,150 at this time last year.

We are excited to be a sponsor for the second year in row for the Rutland Historical Society’s 15th Annual Festival of Trees.  The annual Festival of Trees event will take place December 2nd, 3rd, 4th.  Friday night at 7:30pm come and see the Merrimack Valley Ringers at the Congregational Church followed by a Brownie Sundae Social.  Saturday, Dec 3rd from 4:00pm to 8:00pm enjoy all the trees on display, the amazing gingerbread houses, visit with Santa and check out the raffle baskets in the library.  Stick around for the annual tree lighting in the common at 6:30.  Sunday, December 4th from 1:00pm to 4:00pm the tree festival along with fun for the kids will continue in the Rutland Library. Enjoy Antique Fire Engine rides, train rides and Steve Charrette’s strolling entertainment. The festival is expected to see over 1,000 visitors over the course of the weekend.

Be sure to vote for your favorite tree and gingerbread house.  Voting slips will be available at the door.  We sponsored the Santa Hat  tree this year and even our kids joined in on the fun and made a cool “IGLOOVILLE”  Gingerbread display!

Town Spotlight on Rutland: A bedroom community with history

The Township of Rutland was confirmed on February 23, 1713 and became incorporated in 1722.  The Town of Rutland (current population 8,800) is a beautiful residential hill town in the geographic center of Massachusetts.  It is lous-marutcated 13 miles northwest of Worcester and 52 miles west of Boston.  At 1,200 feet above sea level, Rutland has the highest elevation of any community between the Berkshires and the Atlantic Ocean.

Known for its clean air, the town grew as a health resort center in the 1880’s.  During the onslaught of tuberculosis, Rutland became famous for its health care industry and fresh air living environment.  This industry continued until 1991 when the last of the health care facilities closed its doors.

Rutland is now basically a bedroom community with many of its residents commuting to Boston and Springfield on a daily basis.  Rutland has a true small New England town feel and hosts many annual community events including a town wide 4th of July celebration with parade and its Annual Festival of Trees during the holidays. Rutland and the surrounding areas are also well known for their “greenways” including access to the Midstate Trail.

Best places to eat in Rutland

Things have been hectic around here.  Business has been very busy and every so often we lose track of time.  We work a full day at the office or out on appointments and then come home and sit on the couch on the computer sending emails and following up with clients.  Next thing you know, its dark in the house, the dogs are pacing back and forth, the kids are complaining they are hungry, you look at the clock and its already 7:00pm.  Best of all, nothing was taken out of the freezer to defrost for dinner.  Sooo its a quick call to order a pizza!  I have Toula’s House of Pizza on speed dial so I dont even have to think about it.  Just dial, order, pick up and eat.  Simple.

I thought this would be a good opportunity to be a little more organized and make a list of all the best places to eat in Rutland.  We have eaten at most of them but there are still a few that we want to try.

Although we have never been here, we hear from our Rutland friends that this is the place to bring the

family during the summer.  This place is open between May and October and is great place to bring the family for Sandwiches, Seafood, Beer & Wine and even Ice Cream.  This is one that we will have to check out this summer

The French Quarter

Located in the center of town in the Rutland Commons.  This is a small Vietnamese rfrench quarter places to eat in rutlandestaurant that serves lunch, dinner and does takeout.  They have a mix & match menu where you can pick any 2 for $11.50.  They serve sandwiches like cajun shredded chicken and grilled beef.  Their entrees include beef, pork, shrimp and traditional Poutine.  They have their soup of the day and couple of fresh salad items.  Although the menu is limited, its still a good choice.  Check out their menu here.

If you are looking to spend some time in our town and want to know some things to do, then check out this great list.  From dining to swimming and everything in between.  Rutland MA offers a variety of things to keep everyone entertained

  • Hiking, walking, running and Biking down the Mass Central  Rail Trail. The Wachusett Greenway. http://masscentralrailtrail.org/images/2014_5_Wachusett_Greenways_section.pdf
  • Spend some time Geocaching on or off the Rail Trails.  We take our children all around looking for the cool little caches all around town.  Its interesting to see where everyone comes from and the kids have a blast finding the little trinkets

  • Holiday Parades and the Independence Day celebration and Strawberry festival.
  • Check out the tree that Marks the geographical center of the State.

  • Go Swimming at Whitehall Pond In Rutland State park – Whitehall Pond offers a swimming beach with free parking in Rutland State Park.  Public restrooms are located nearby.  Plenty of trout for fishing across the way.
  • Fishing at Long Pond, Whitehall Pond, or Demond Pond
  • Eat at one of the many local Restaurants- We highly recommend Heavy Evie’s Diner in the town center for breakfast, Grab some ice cream on the deck at the Four Corners on 122, Have dinner at Ladd’s Restaurant also located on route 122, grab a drink and some appetizers over at the Tavern on the Common, or if you feel like take out Rutland House of Pizza On Maple or Toula’s on Route 122A are two great choices.

For the kids: if you are a local resident you can consider the Boys Scouts of America and Cub Scout pack 306 or 141. Treasure valley is located on the border of Rutland and Paxton town lines. OR the Local Girls Scouts.
